This information is not all-inclusive and should not be relied upon to make a decision about purchasing a unit. Are For Sale signs permitted? 

At the front of the unit on the grass, not permanently affixed, no more than 24”x36”. 

Are realtor lock boxes permitted? 

Yes, but only on the unit itself. They are not permitted on common railings, etc. 

Are there any pet restrictions? 

Household domestic pets are permitted. Dogs must be kept on a leash when on the common elements and pet waste must be picked up immediately. No breeding of animals is permitted. No nuisance or aggressive animals are permitted.  

Are there any occupancy restrictions? 

Occupancy is restricted to use as a single-family residence.  

Are there any leasing restrictions? 

Yes – short term rentals are not allowed. 

What are the parking rules for residents? 

  • Units are given two (2) parking passes (with the exception of garage units that have driveways).
  • Permits must be clearly displayed in all reserved and permit parking spaces.
  • Owners may park in their designated parking spot. If there is a space available owners may park a second vehicle in permit parking on a first come, first-serve basis.  
  • No more than two vehicles per unit may be parked on site at any given time. No spaces are for sale or rent.  
  • Vehicles parked on site must be in working road worthy condition.  

What are the parking rules for visitors? 

There is no Visitor Parking.   

Are there restrictions regarding changes to the common elements? 

Any changes to the common elements must be approved by the Board of Directors prior to the commencement of any work. Changes will only be allowed if there is an indemnity agreement registered on title for the unit.

Is there sub-metering of utilities? 

No. 

Are there any unusual maintenance items? 

The repair of windows, doors and screens is the responsibility of the unit owner. Installation, replacement and maintenance of screen doors is entirely the homeowner’s responsibility.   

Are there any bulk utilities included in the common expenses? 

No. 

Is there private waste pickup? 

Yes. Collection day is Thursday. No large items are to be left out for pick up. If large items are left the unit owner will be charged back for pick up.  

Are there any amenities? 

  • Playground 
  • Pool – An access card is required for the pool area which is to be transferred upon sale of a unit. The pool is unsupervised. All guests and anyone under the age of 18 must be accompanied by an adult resident with a valid pool card at all times.  

Are there any smoking or cannabis restrictions? 

Yes. Tabacco, cannabis and alcohol can only be consumed in the unit or in the exclusive use areas. If the consumption causes any discomfort or disturbance to other residents, then the condo has the right to put further restrictions/conditions in place.

Is there any other important information to know? 

  • Replacement or painting of unit front doors must be approved by the Board of Directors.  
  • Window air conditioning units are permitted if properly maintained.  
  • Satellite dishes are not permitted.
